Background
Unleashed Carlisle is a secure, purpose-built dog exercise paddock located near Carlisle, established by Holmegate Farm as part of their diversification strategy. Designed for off-lead exercise, the paddock provides a safe, enclosed environment for all dogs—particularly those with reactivity or behavioural challenges—using a convenient online booking system with discounts for repeat customers.
The Challenge
With rising input costs, shifting agricultural subsidies, and mounting market pressures, Holmegate Farm recognised the urgent need to diversify its income. Research revealed a local demand for secure dog exercise spaces—particularly for dogs unable to run free in public parks. However, the infrastructure needed to launch the paddock, including high-quality fencing, all-weather surfacing, gates, signage, and security, posed significant financial barriers for a small rural start-up.
The Solution
The farm applied for grant funding through Cumbria Business Growth Hub, funded by the Rural England Prosperity Fund, provided by Cumberland Council, to support the development of Unleashed Carlisle. Using the £5,805.21 funding, they installed safety-focused infrastructure to a professional standard. This included secure fencing with visibility features, well-surfaced high-traffic areas, secure entry points, and clear signage. The funding also helped ensure that the facility was low-maintenance, accessible, and ready to meet customer needs from day one.
The Impact
Thanks to the grant, Unleashed Carlisle opened earlier and to a higher standard than would otherwise have been possible. Within the first few months, the paddock attracted over 300 customers, many of whom returned regularly. Feedback has been overwhelmingly positive, particularly from owners of reactive dogs and professional trainers. The success has given Holmegate Farm the confidence to explore further development, including the potential addition of a coffee and meeting space to enhance the visitor experience.
Crucially, the paddock provides a reliable new income stream, supporting broader environmental stewardship and diversification aims across the farm. The grant has not only made a unique, in-demand facility a reality, but it has also contributed to the long-term resilience of a rural business adapting to a changing agricultural landscape.
